MB-24 Plus Barrier is a formidable water based penetrating stone care granite sealerĀ for all porous natural stone, concrete, terrazzo, terra cotta, saltillo, slate, and grout. MB-24 Barrier will provide excellent hydrophobic and oleophobic protection, stain resistance, and easier stain clean up. Safe to use on food prep surfaces.
Directions for use:
Read the safety data sheet completely before use (found at top of page under RESOURCES).
Make sure surface is dry and free from soils, waxes, sealers, and/or coatings.
Liberally apply an even coat on the surface being treated using a lambswool applicator, paint brush, low pressure sprayer, or spray bottle.
Allow the sealer to soak into the stone surface for up to 30 minutes, while moving the sealer around to avoid drying on the surface during dwell time. Stone surfaces will have different rates of porosity. If the sealer absorbs into the surface in under 10 minutes, multiple applications will be needed. Repeat the process until the sealer stays wet on the surface for more than 15 minutes.
DO NOT ALLOW EXCESS SEALER TO DRY ON THE SURFACE. After the sealer has remained wet on the surface for approximately 20 minutes, you must remove all sealer and residue from the surface with a dry cloth or towel.
Should any residue be left or dried on the surface, you may be able to remove it by applying a light coat of sealer to the affected area and buff it off using a clean cloth.
We recommend that you complete the first application of the entire surface in manageable sections, so the sealer does not dry on the surface. For countertops, we recommend working 7 to 8 linear foot sections. For floors, 50 to 100 square foot sections. Complete one section and then overlap the following section using steps 3-5 until the entire surface has been sealed. At this point, all excess sealer and residue should have been removed from the first application. Perform a second application, if needed.
All stone surfaces are different, maximum stain protection is after sealer has fully cured. This takes 24 to 36 hours.
When properly applied and cared for, MB-24 Barrier will protect for 3 to 5 years.

Can I use it on food contact surfaces?
Yes. This product can be used on natural stone countertops that may come into contact with food. However, it’s important to allow it to cure completely, which takes 48 to 72 hours.
How long will it protect stone surfaces, and how often will I need to reapply it?
That depends on various factors, such as how often the product is used, how porous your stone surface is, and more. On average, it should last three to five years, but we recommend doing a water test every so often to determine if the stone needs to be sealed.
What happens if excess sealer dries on my stone surface?
If you allow this product to dry on your natural stone, it will become streaky or cloudy. This will also depend on how much excess product is allowed to dry. If you have only a little bit, then try cleaning it up with a pH-neutral cleaner like Easy Oxy.

What safety precautions do I need to take when using this sealer on my solid stone surfaces?
Always read the SDS before using any stone care product. MB-24 may release moisture vapors in the presence of heat.
Although this product is VOC-free, you should still use proper personal protective equipment and follow the directions. We recommend using gloves and eye protection when working with this impregnating sealer.

How to Apply MB-24 Barrier Stone Sealer
Step 1: Verify the Surface is Ready for Sealing
Before applying MB-24 Barrier, ensure the stone is completely clean, dry, and free of contaminants. Remove dirt, dust, waxes, coatings, previous sealers, and any residue that could prevent the sealer from penetrating the surface properly.
For newly restored stone, allow the surface to dry thoroughly before sealing.
Step 2: Test a Small Area First
Every stone has different absorption characteristics. Perform a small test application in an inconspicuous area to evaluate absorption rates and verify the desired results before treating the entire surface.
Step 3: Apply an Even Coat of Sealer
Using a lambswool applicator, paint brush, low-pressure sprayer, or spray bottle, apply a liberal and uniform coat across the surface.
Work in manageable sections:
- Countertops: approximately 7ā8 linear feet at a time
- Floors: approximately 50ā100 square feet at a time
Maintaining smaller work areas helps prevent the sealer from drying prematurely on the surface.
Step 4: Allow the Sealer to Penetrate
Let the sealer remain wet on the surface for up to 30 minutes.
During this dwell period, continue moving the sealer around the surface to prevent it from drying. Different stones absorb at different rates, so monitor the material carefully throughout the process.
Step 5: Evaluate Surface Absorption
Highly porous stone may absorb the sealer quickly.
If the material absorbs the product in less than 10 minutes, additional applications may be required. Continue applying sealer until the surface remains wet for at least 15 minutes before absorption occurs.
This helps ensure adequate penetration and maximum protection.
Step 6: Remove All Excess Sealer
After approximately 20 minutes of dwell time, thoroughly remove all remaining sealer from the surface using a clean, dry cloth or towel.
Do not allow excess sealer to dry on the surface.
Any product left behind can create haze, streaking, or residue that may require additional cleanup.
Step 7: Continue Across the Entire Surface
Repeat the application process section by section until the entire installation has been treated.
Overlap adjacent sections slightly to maintain consistent coverage and avoid missed areas.
Step 8: Apply a Second Coat if Necessary
Certain highly porous materials may benefit from a second application.
If additional protection is needed, repeat the same process after completing the initial treatment and removing all residue from the first application.
Step 9: Inspect for Residue
After application, inspect the stone from multiple angles and under good lighting.
If any residue remains, apply a small amount of fresh sealer to the affected area and immediately buff it off with a clean cloth.
Step 10: Allow Full Cure
While the surface can typically be used shortly after application, maximum stain protection develops after the sealer has fully cured.
Allow approximately 24 to 36 hours for full cure before exposing the surface to heavy moisture, food preparation, or potential staining agents.
Step 11: Maintain the Protected Surface
Once cured, MB-24 Barrier provides long-lasting hydrophobic and oleophobic protection. Routine cleaning with pH-neutral stone cleaners will help maximize sealer performance and extend the life of the treatment.
